Where facilities lose renters

6 leaks that cost storage facilities rentals

Each one sends renters to the facility down the road, or to a marketplace that charges you for them. Each one is fixable.

  • 1
Missing from the top 3 for “storage units near me”Renters see three facilities on the map before any website. Most call one of those three.
  • 2
No prices or unit sizes online“Call for pricing” sends renters to the facility that shows a 10x10 rate on its page.
  • 3
No way to rent or reserve onlineMany renters decide at night or on the weekend. If they can’t reserve, they book elsewhere.
  • 4
One profile or page for several facilitiesEach location needs its own Google Business Profile and its own page to rank in its own area.
  • 5
Paying marketplaces for renters you could get directlyMarketplaces help, but every move-in they send costs you a fee. Direct renters don’t.
  • 6
Reviews and tracking left to chanceWithout a review routine and call tracking, you can’t grow the map ranking or see what works.

For management companies

Marketing for every facility you manage

Managing several facilities means several profiles, pages and owners to report to. I already work this way for a Texas management company.

  • One partner for every facility. Profiles, pages, posts and reports handled the same way across your whole portfolio.
  • Reports per facility. See calls, direction requests and rentals for each location, not one blended number.
  • Support for owner pitches. Clear marketing reports help show owners what your management adds.

Managing 3 or more facilities?

Ask for a multi-facility plan with one point of contact and reports per location.

FAQ

Self storage marketing questions

Cost, timing, contracts, ownership and how I work.

How much does self storage marketing cost?

Local SEO starts at $300 a month (Standard, 6-month plan) or $800 a month (Boosted, 3-month plan). Google Ads management is $300 a month and Meta ads management is $300 to $400 a month, plus ad spend paid directly to Google or Meta. Websites start at $400. Management companies with several facilities get a custom quote. See the pricing page.

How fast will I see more rentals?

Google Ads usually brings the first leads within 1 to 2 weeks. Google Maps and SEO show clear movement in 3 to 6 months. For Briggs Ranch Self Storage, the optimized profile averaged more than 35 calls a month over six months.

Do you work with management companies and multiple facilities?

Yes. I handle marketing for facilities managed by Joules Storage Management in Texas, and I set up each facility with its own Google Business Profile, page and reporting. Multi-facility plans are priced as a custom quote.

Do I still need SpareFoot or other marketplaces?

They can help fill units, especially for new facilities, but every move-in they send costs a fee. The goal is to bring in more renters directly through Google Maps, your website and ads, and use marketplaces as a top-up, not your main source. My storage marketing guide covers how to balance them.

Can you connect my website to online rentals?

Yes. Most storage management software offers online rental or reservation tools that a website can link to or embed. The key is making the rent button easy to find on a phone and tracking rentals so you know which pages and ads bring them.

Do I have to sign a long contract?

Google Ads and Meta ads are month to month with 30 days’ notice. Standard SEO is a 6-month plan and Boosted SEO a 3-month plan, because SEO needs time to show results.

Who owns my accounts and website?

You do. Your Google Business Profiles, ad accounts, website, domain and hosting are in your name from day one. I work inside them as a manager, and you keep everything if you leave.

Where are you based?

I’m based in Dhaka, Bangladesh, and work with US businesses on US hours, meeting clients 7–10 am Central. Everything runs through your own accounts, so you can see every result yourself.
